Residential.

Buying and Selling residential homes is by far our most common transfer and we have been doing this for over 20 years. Residential homes include houses, apartments, town houses, villa’s and units and each type of residential property has its own particular questions which need to be considered and addressed. We give you the benefit of our experience so that you have all the answers you need whether you are buying or selling your property.

Buying property.

If you are buying property, we recommend that you contact us before you sign a contract so that we can go through it with you, make sure that you understand what you are signing up for and so that we can make any changes to the contract to ensure that it reflects what you want to buy or offer to buy. If you have already signed a contract, then we can go through it with you, but it is unlikely that you can make any changes to a signed Contract.

Selling property.

If you are selling your home, then you will need a Contract of Sale and Vendor Statement. This is what we do. We will have to ask you a number questions about the property so that we can prepare the documents. We will also liaise with your selling agent to ensure the Contract of Sale and Vendor’s Statement are prepared and delivered on time to maximise your chances of sale.

Commercial property.

Commercial property includes, a shop, café, factory, warehouse, office building or suite in an office building. If you are buying or selling commercial property, please contact us.

Electronic conveyancing.

The transfer of your property is likely to be completed in PEXA (Property Exchange Australia), which is an e-Conveyancing platform to which lawyers, conveyancers, banks, the Land Titles Office and the State Revenue office use together, to complete your settlement. All required forms in PEXA are digital, enabling lawyers, conveyancers and financial institutions to transact together online.

The financial part of your settlement is also competed in PEXA which means all moneys required for the settlement are paid into the PEXA workspace and disbursed to the appropriate bank account at settlement. Payment of adjusted outgoings to Council and Water authorities and land tax or owners’ corporation fees if applicable is also made directly through PEXA so no paper cheques are required at settlement.
